Dry pipe sprinkler systems are commonly installed in areas subject to freezing temperatures. This includes unheated warehouses, outdoor loading docks, attics, parking garages, and outside canopies. Pipes are filled with pressurized air or nitrogen instead of water. When a fire triggers a sprinkler head, the air pressure drops, opening the dry pipe valve that allows water to flow into the pipes. Water is then discharged through the open sprinkler heads to suppress the fire. These systems are required in environments where temperatures cannot be maintained above 40°F.

An additional 30% of coverage is required in remote areas to account for the water delay. If the building’s roof pitch exceeds a certain angle, another 30% is added.
Dry pipe systems may contain low points that require auxiliary drains or commonly called 2-valve drum drips to remove trapped condensation.
